Roof restoration cost in Melbourne: what sets the price

Two quotes for the same house can differ by thousands of dollars. The difference is nearly always in what each quote includes.

The price of a roof restoration depends on roof size and pitch, the number of broken tiles, whether the ridge needs re-pointing or full re-bedding, valley and flashing repairs, the colour change and the access. A quote should list each of these, so you can compare like with like.

Why nobody can give you a flat price

A restoration is a bundle of separate jobs, and each roof needs a different bundle. A small roof in good shape needs a wash and a coat. A large roof with failed pointing and thirty cracked tiles needs a lot more. A quote given over the phone without seeing the roof is a guess, and a guess that is too low usually gets corrected later.

The factors that decide the price

How to compare quotes

  1. Ask for the scope in writing. Does it include tile replacement, ridge work, valley repairs, washing, sealer and each coat?
  2. Check the ridge line. A quote that paints over cracked pointing is a quote for a short-lived job. See re-pointing and re-bedding.
  3. Ask what happens to broken tiles. Is a number included, and what is the price per extra tile?
  4. Ask about warranty terms. Get them in writing, and read what they cover and exclude.
  5. Ask for photos of the finished work. A roofer who documents the job usually works to a standard.

What a very low quote often leaves out

  • Skipped repairs, so the paint covers defects.
  • A light wash, so the coating sits on dirt.
  • No sealer, or fewer coats than the job needs.
  • Ridge pointing painted over instead of replaced.

Any one of these can make the coating fail early. A cheap restoration that peels in a few years costs more than a proper one.
